These estates were acquired in 1677 through the marriage of Sir Thomas Grosvenor with Mary Davies, the infant daughter and heiress of a scrivener in the City of London.

The southernmost two houses on the Grosvenor estate face obliquely into Hill Street, and because Hill Street was a 'better address' than Union or Waverton Street, they have for many years been numbered in Hill Street, at first as 20A and 20B, and later as Nos. 40 and 42.
