A contract was concluded on 4 April whereby Brigham agreed to spend £3,000 in building and the Earl promised to grant him a lease for thirty-one years from midsummer 1631 at an annual rent of £50; if, within the next five years, Brigham spent a further sum of £2,000, the Earl would grant him an extension of five years.
