Suburban sprawl is inefficient compared to higher density residential, however with restricted zoning causing land prices between residential and agricultural to diverge significantly (above infrastructure costs) even suburbia is far more efficient land use than the proceeding farmland.
It's still mostly just suburban sprawl with no proper high/main street to speak of, although The Ponds Shopping Centre nearby is surprisingly not bad for a suburban shopping centre, partially fronting right onto the street (which encourages pedestrians to shop there), and not entirely set back with an enormous surface car park at the front like with most shopping centres.
